Old Trafford Masterplan

Old Trafford is set to become the focal point of the next stage of growth in Manchester, with Sir Jim Ratcliffe proposing a new £2 billion stadium and enhancements to Manchester United’s infrastructure, positioning the area for significant development.

It is not only Manchester United’s part-owner committed to the area’s growth. A 15-person task force, including notable sporting figures like Lord Seb Coe and Gary Neville, alongside political powerhouse Andy Burnham, is dedicated to transforming this former industrial suburb. This team has devised a 15-year masterplan featuring proposals for new developments and infrastructure spanning from Trafford Wharfside to Manchester City Centre. The plan aims to create 5,000 new homes, shopping centres, and hospitality venues, further improving connectivity throughout Greater Manchester.

An Exciting Project..

“Throughout my career in sport, I have seen the potential for stadiums to become focal points for strong communities and catalysts for social and economic development. That was certainly true of the venues we built in east London for the 2012 Olympics, and we are overdue a project of similar scale and ambition in the north of England. I am honoured to have this opportunity to share my experience in support of this tremendously exciting project.”

2-Billion-Pound Scheme

There is an impressive £2-billion proposal in place led by Manchester United’s co-owner, Sir Jim Ratcliffe, to redevelop Old Trafford Stadium. The ‘Theatre of Dreams’, and the legendary home of Manchester United sits a short 5-minute walk away from Victory Place.

This is more than a football ground, it encompasses an inspiring story, flooding the community with its rich history and a vibrant atmosphere.

Iconic Sports Venues

Just 4 minutes away from Victory Place, you will find the Old Trafford Cricket Ground. As the second-largest international cricket venue in the UK, it has hosted some of the most memorable events in the sport’s history.

These landmarks are more than just sports venues—they are a fundamental part of the neighbourhood’s identity, attracting numerous visitors and boosting Old Trafford’s desirability.

Unmatched Connectivity

Manchester Metrolink is the UK’s largest light rail network, and connects Trafford to Manchester City Centre and beyond, with reliable and frequent services.

The nearby M60 motorway offers easy access to major motorways like the M602, ensuring seamless travel across Greater Manchester and other key cities.

Future Potential & Capital Growth

Below average property prices, high rental yields, and rising house prices have all put Manchester at the top of the investor catalogue. Wherever you look, Manchester is filled with beaming statistics. Manchester’s property market generates some of the most attractive investment opportunities in the UK

Old Trafford not only boasts excellent connectivity and iconic landmarks, but it is also home to a thriving community. With Manchester’s booming economy, driven by a large student population and growing demand for rental properties, the area offers prime conditions for buy-to-let investments. The proximity to leading universities, a skilled workforce, and excellent local amenities ensures that this development will be a sought-after destination for years to come – having a positive influence on capital appreciation in the area.

One of Manchester’s biggest selling points is its property price growth. Nearly doubling the national average and 12 times higher than London, Manchester is expected to see a growth of 28.8% by 2025. The level of growth Manchester is experiencing is exceptional. To put it simply, the Manchester property market is skyrocketing and is showing no signs of slowing down.
